Broadway 385 merges historic aesthetics with modern living advancements. Located in historic downtown Saratoga Springs, NY, this project provides an example of appropriate infill new construction that emphasizes adjacent buildings instead of competing with them. Using the United States Hotel, at one time the world’s largest hotel which sat on this site, as a precedent for design, this building fills a much needed housing type in this growing city while paying tribute to its history.

A variety of two bedrooms, one bedrooms, and micro apartments with the latest technology and cutting edge heating, cooling, and ventilation, make this the perfect home for anyone. With common live/work spaces, 2 green roof terraces, private parking, and an energy efficient envelope, this project promotes sustainability, and healthy living- aspirations of every design for Phinney Design Group.
