Phinney Design Group (PDG) will celebrate a major construction milestone on Wednesday, July 15, 2026, with a ceremonial “Topping Out” event marking the placement of the final structural mass timber beam at 504 Broadway, the future home of the Phinney Design Collective.
The ceremony will bring together community leaders, project partners, contractors, craftspeople, local officials, and members of the media to commemorate the progress of a project that aims to redefine sustainable mixed-use development in downtown Troy. Rooted in a longstanding construction tradition, topping out ceremonies honor the workers, collaboration, and craftsmanship behind a building’s structural completion while symbolizing the transition into the next phase of construction.
As part of the event, attendees will be invited to sign the final beam before it is lifted into place and permanently integrated into the building. The beam signing ceremony will serve as both a tribute to the project team and a public celebration of the vision driving the redevelopment of 504 Broadway.
Envisioned as a destination centered around design, sustainability, hospitality, and community engagement, the Phinney Design Collective reflects a significant investment in the future of downtown Troy and demonstrates PDG’s commitment to innovative, environmentally responsible architecture.
A Commitment to Sustainable Building Design
At the core of the project is a focus on sustainability and carbon-neutral design. The redevelopment is being designed as a Net-Zero Energy facility and is pursuing LEED Platinum certification through the U.S. Green Building Council. The building incorporates advanced energy systems, renewable technologies, and sustainable construction materials intended to position the project as a regional model for environmentally conscious urban development.

A defining feature of the structure is its use of locally sourced mass timber from Canada, which significantly reduces embodied carbon compared to traditional steel and concrete construction while showcasing the natural warmth and beauty of exposed wood construction. The mass timber system will remain visible throughout key areas of the building, reinforcing the project’s emphasis on craftsmanship, material honesty, and sustainable design. Additional sustainability features include a rooftop solar array covering approximately 90 percent of the roof area, a full geothermal heat pump system for efficient year-round heating and cooling, and extensive use of recycled and sustainably sourced building materials throughout the project.
