A yellow stone Greek revival-style building at 1 Franklin Square in Saratoga Springs sold earlier this month for $1.37 million.
The buyer was 1 Franklin LLC, controlled by Michael Phinney, owner/principal architect at Phinney Design Group. The seller was Fingerpaint Properties, owned by Ed Mitzen, according to a deed filed in Saratoga County last week.
The 4,542-square-foot building was constructed in 1836 and includes two commercial suites, four apartments and a back courtyard.
Phinney said he bought the building as his team, split between offices over The Local in Saratoga Springs, as well as Troy and Lake Placid, is growing.
“Our company has grown to the point where we’re tight on space in all our offices. The main purpose is to move our construction management division into there so it’ll occupy the first floor,” Phinney said. “It’s in decent shape to move right in. [The] apartments in the upper levels we’ll renovate and rent them for now.”
